Tradition at Parks' Edge Townhomes
Tradition at Parks' Edge is a Deed Restricted Development located 5 miles Southeast of downtown Lexington, 3 miles west of Exit 204 on I-75 and four miles from the Hamburg shopping, dining, and commercial district. The development comprises 99 Townhomes on a 33 Land Parcel with three entrances. With large green spaces and a walking trail throughout the main portion of the property, the development is adjacent to Jacobson Park which is accessible through two gated entrances into the park.
Tradition at Parks' Edge is organized as a Kentucky not-for-profit homeowner association corporation. Owners' own the Lot surrounding their townhome and own the townhome structure (their 1/4 of the building).
There is three different unit types (sizes and layouts) within the development and maintenance fees for 2021 are $360 per unit per month. Maintenance Fees include the following services:
- Landscaping mowing and Turf Treatments and Landscaping trimming*
- *Some landscaping areas are designated for owner plantings (prior approval required). Owner plantings are owner maintenance responsibility
- Common Area Liability Insurance and Property Coverage for all structures**
- **Owner is responsible for insuring the interior of the unit, Sun Room additions, Pergolas and personal property
- Exterior Maintenance of buildings, streets, driveways, driveway aprons, sidewalks, walking trail and grounds, fences, and other common areas
- Snow Removal on Streets, Asphalt stub drives, and concrete driveway aprons.
- Professional Management and Accounting
- Street Lights
- Reserve Replacement Fund for Roof Replacements, Streets, and other Common Areas of the Homeowner Association
Purchasing a Townhome Unit
Kentucky does not have a State Law requiring disclosure to a buyer of a Homeowner Association's Financial Condition or to provide copies of the Deed Restrictions, Corporate Bylaws or Budgets. Buyers are highly encouraged to review all Governing Documents, Budgets and Financial Condition prior to purchase.
